1.Initial consultation & site survey
We provide tailored proposals that resonate with each client’s unique vision. We invite you to share your ideal design concepts and inspirations with us. If you can provide existing floor plans during our meeting, it will allow for a more in-depth architectural discussion. If plans are unavailable, we will conduct a preliminary site survey to create the necessary base drawings.
*Kindly be advised that additional travel costs may be required depending on the site location.
2.Designer selection & preliminary agreement/ Budget Estimation & planning contract
We will introduce partner designers whose portfolios and artistic sensibilities align with your preferences. Once a designer is selected, we share your vision and the project scope to prepare a formal estimate for the initial planning phase. If desired, we can also arrange direct online meetings with the designer. Upon your approval of the estimate, we will proceed with the planning agreement to begin the conceptual design.
3.Design vision & spatial planning reveal
We will present a comprehensive design proposal curated by your selected designer. The proposal includes the following elements to visualize your future space. We will refine, adjust, and add to the plan as needed. Through this iterative process, we ensure the creation of a spatial design that transcends your ideal.

4.Architectural design agreement
Once the design proposal is finalized, we will enter into a formal architectural design agreement to proceed with the detailed execution plans in compliance with Japanese laws and regulations. To ensure the final result remains as faithful as possible to the designer’s original vision, our team will conduct rigorous, ongoing adjustments and coordination with the designer throughout this phase.
5.Contractor selection & detailed quotation
We will conduct a rigorous review to ensure the validity and fairness of the construction estimates, making adjustments to the costs where necessary. We can introduce you to our trusted network of contractors or provide comparative estimates (competitive bidding) if you have a preferred contractor in mind. In cases where specified materials are unavailable in Japan, we will coordinate closely with the designer to select alternatives and finalize the ultimate specifications for your project.
6.Construction & design oversight
Upon formalizing the construction contract with the contractor, the project will commence on-site. We conduct meticulous inspections of all critical elements, including the underlying structures and foundations that will be hidden after completion. Rather than leaving the process solely to the contractor, we maintain a rigorous oversight system to ensure the highest standards of quality and precision. Should the need for specification changes arise or unforeseen condition be discovered during construction, we will provide clear, immediate explanations to both you and the designer, proposing the most effective solutions to move forward.
7.Final inspection & handover
We conduct a comprehensive final inspection to ensure that every aspect of the project meets our rigorous standards. You will be invited to personally verify the craftmanship and the overall completion of the work. Once every detail is perfectly refined and approved the property is formally handed over to you. At this time, we will also provide a detailed orientation regarding our ongoing maintenance and after-care support system.
